How Long Does It Usually Take To Sell Homes In Colorado Springs?

If you’re thinking about selling your home, one of the first questions on your mind is usually, “How long will it take to sell?”

Of course, everyone dreams of listing their home on a Monday, and finding a buyer by Friday. Most of the time, that’s not realistic.

In El Paso County, the average home sells in about 67 days. Keep in mind this is an average…many homes that are grossly overpriced can take longer to sell, which affects the average.

For the “average” home in the “average” price range, it usually takes 2 months or less to find a buyer. If it takes longer than, it’s usually a good indicator that the listing is overpriced.

By definition, if the home has not sold, it’s above its market value!

Many sellers are willing to wait longer to find the right buyer—they want to get top dollar, and they’re willing to wait to make sure they get the highest price possible. That’s completely understandable!

Obviously, you want to capture as much equity as possible when you sell your home.

Here’s a couple tips to make sure your home sells for top dollar:

Use professional photography…it only costs a couple hundred dollars!

Film an HD video tour so buyers can “experience” the home’s floor plan online

Use targeted social media ads to promote the listing (direct mail is often too expensive, and newspaper circulation has gone down in recent years).

Hire an agent that has a “house list” of buyers. This means the agent is constantly working with buyers, and may already have a buyer wanting to purchase your home.

Stage the home so it shows well.

Update anything that might be outdated—ESPECIALLY bathrooms and kitchens.

Ask your agent for comparable sales in the neighborhood, and make sure you are listing it around the same price per square foot as similar homes.

Make sure your agent has a documented marketing plan. It’s not enough for them to just put a sign in the yard. Demand specific advertising strategies! Make sure your agent has an actual written plan of how they will promote the property.
