What credit score do I need to buy a home in Colorado Springs?
There is no single number. Every loan program sets its own floor, and your score affects your interest rate as much as it affects your approval. If you are not there yet, a good lender will hand you a specific list of what to fix and roughly how long it takes. Three months spent on that list beats three months spent guessing.
Do I pay you as a buyer?
Buyer representation runs on a written buyer agency agreement, and compensation is negotiable. Before we tour a single home, I walk you through exactly what that agreement says, what I am paid, and who pays it, in writing. Nothing about my compensation should ever be a surprise at the closing table.
How long does buying a home in Colorado Springs take?
Pre-approval takes days. The search takes as long as it takes, and I would rather you wait for the right house than force the wrong one. Once your offer is accepted, a financed purchase generally runs about thirty to forty five days to closing, depending on your loan type and how clean the file is. Yes, and military families do it with me regularly.
