Drop-off at a District 20 school, a loop through John Venezia Community Park, errands at the Promenade Shops at Briargate, and a tee time at Pine Creek. Briargate was drawn up as one connected community, so the parks, trails, schools and shopping sit inside it rather than a drive across town.
What You’ll Find
Briargate is the large master-planned community on the north side of Colorado Springs, built out from the 1980s onward and still growing at its northern edge. Housing runs from established two-story family homes on curved suburban streets to newer builds in the outer sub-neighborhoods. A trail network ties most of it together, and both Interstate 25 and Powers Boulevard are a short drive, which is why it draws Air Force Academy and Peterson families as much as locals moving up.

A walk around the lake at The Broadmoor, a morning on the trails in North Cheyenne Cañon, lunch a few minutes from home, then back up a winding street under mature trees with the mountain filling the window.
What You’ll Find
This district grew up around The Broadmoor, the resort Spencer Penrose opened in 1918, and it still carries that character. You’ll find historic estates and Old Broadmoor homes with real architecture, mid-century houses on large treed lots, and newer custom builds climbing the slopes in Broadmoor Bluffs and Skyway. Streets follow the terrain instead of gridding it. Cheyenne Mountain School District 12 serves the area, and the zoo, Seven Falls and Cheyenne Mountain State Park are all close.

Coffee on the way to Peterson, errands at First & Main Town Center, dinner from one of the dozens of spots lining Powers, and a short drive home to a subdivision that was almost certainly built in the last thirty years.
What You’ll Find
Powers Boulevard, State Highway 21, runs north to south along the east side of the city, and the corridor around it is where much of the modern Springs got built. Subdivisions here mostly date from the 1990s forward, with new construction still going in at the north and east edges. It is the most convenient part of town for daily errands and one of the easier commutes to Peterson Space Force Base. School boundaries shift by subdivision along the corridor, moving between Falcon D-49, Colorado Springs D-11 and Harrison D-2, so confirm the district before you write an offer.

A short run through the Fort Carson gate in the morning, an afternoon on the trails at Fountain Creek Regional Park, and errands on a main street that still feels like its own town rather than a suburb of the Springs.
What You’ll Find
Fountain is its own incorporated city south of Colorado Springs along Interstate 25 and Highway 85-87, with its own downtown and its own schools in Fountain-Fort Carson District 8. Housing runs from older homes near the original town center to large blocks of newer subdivisions built for the demand from Fort Carson, which sits directly next door. It is one of the most practical landing spots in the county for a soldier or a first-time buyer, and the drive to post is short enough to matter on a duty day.

What You’ll Find
Monument anchors the Tri-Lakes area at the north end of El Paso County, alongside Palmer Lake and Woodmoor. Homes range from treed acreage and custom builds in Woodmoor to newer subdivisions on both sides of Interstate 25. It sits higher than Colorado Springs, so it holds snow longer and the growing season is shorter. Lewis-Palmer School District 38 serves the area, and the I-25 position makes it the usual answer for households splitting time between Colorado Springs and Denver.

Sunrise over open prairie with Pikes Peak on the horizon, chores in the barn, a run into Falcon or the Springs for supplies, and a night sky you can actually see.
What You’ll Find
Peyton sits east of Colorado Springs along US Highway 24, out where the Front Range gives way to open plains. This is land country: ranchettes, horse property and custom homes on multiple acres, often on a well and septic system rather than city utilities. Peyton School District 23-JT serves the community itself, with Falcon D-49 covering much of the surrounding area. Buyers here trade a longer drive for acreage, outbuildings and quiet.

Coffee on a deck ringed by ponderosas, a ride or a hike straight off your own property, a run down to Briargate for groceries, then back up into the trees where the nearest neighbor is a few acres away.
What You’ll Find
Black Forest is the wooded high ground northeast of Colorado Springs, named for the ponderosa pine stands that cover it. Parcels are measured in acres rather than feet, and homes are mostly custom, from rustic cabins to substantial builds. Wells and septic systems are the norm, some roads are gravel, and Black Forest Regional Park sits in the middle of it. Academy District 20 and Falcon D-49 each serve parts of the area. The 2013 wildfire reshaped sections of the forest, so mitigation, defensible space and insurance are a real part of the conversation here. I walk clients through all of it before they commit.

Out the door and through the Air Force Academy north gate in minutes, a workout or a round at Flying Horse, dinner and errands at Polaris Pointe, and a show at the Ford Amphitheater without ever leaving your side of town.
What You’ll Find
Northgate is the far north edge of Colorado Springs, where InterQuest Parkway and Northgate Boulevard meet Interstate 25 at the Air Force Academy’s north entrance. This is the newest-built part of the city: Flying Horse with its club and golf course, The Farm, and a steady run of new construction, plus the retail and entertainment that followed it, including Bass Pro Shops at Polaris Pointe, Great Wolf Lodge and the Ford Amphitheater. Academy School District 20 serves the area.
